Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Associate degree or higher from an accredited institution, or equivalent as determined by AQB
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.
Degree: Bachelor's degree or higher from an accredited institution
Scope: All types of real property regardless of value or complexity, including commercial, industrial, agricultural, and residential properties.
Complete required qualifying education (75-300 hours depending on tier)
Submit application to the Oklahoma Real Estate Appraiser Board with required fees
Complete background check
Gain required experience hours under a certified supervisory appraiser
Pass the appropriate national Uniform Licensing & Certification Exam
Receive credential and register on ASC National Registry

Background check required as part of the application process. OSBI/FBI background check via fingerprinting; $41 OSBI fee separate from credentialing fee, payable to OSBI per REA-1 Form.

15-hour National USPAP Course required for initial licensing. 7-hour USPAP Update Course required every 2 years for renewal.

Trainees gain experience under supervision — no experience required to become a trainee. All qualifying education must be completed within the 5-year period prior to the date of submission of a Trainee Appraiser application. Both the Trainee Appraiser and Supervisory Appraiser must complete the AQB-compliant Supervisor/Trainee Course (4 hours). REA Form 8 (Report of Supervisory Relationship) required. Trainee must comply with most recent USPAP version in effect at time of application (2024 USPAP for current applicants), plus the current 7-Hour National USPAP CE Course.
No exam required at this level
Must work under a certified supervisory appraiser. Supervisor must directly supervise trainee on each appraisal assignment. Supervisor must review and sign all trainee reports.

Must hold a certified license (Certified Residential or Certified General) in good standing. Must complete AQB-compliant Supervisory Appraiser/Trainee Appraiser course.

3 years (triennial) — Oklahoma uniquely uses a 3-year CE cycle versus most states' 2-year cycle. Renewal application due by license expiration date; submit at least 30 days prior to avoid late fees.

42 hours of CE required every 36 months (3-year cycle), correlating to AQB's 14-hour-per-year requirement. Must include 7-Hour National USPAP Continuing Education Course (every 2 years, ending December 31 of even-numbered years). Effective January 1, 2026, AQB Valuation Bias and Fair Housing Laws and Regulations course required: per Oklahoma Real Estate Appraiser Board adopted schedule, all appraisers must complete a 7-hour CE version no later than December 31, 2026. Every 2 calendar years thereafter, all appraisers must complete a 4-hour version. The first cycle of the 4-hour course is January 1, 2027 to December 31, 2028. No credit for duplicate courses within the same 3-year cycle. Each appraiser responsible for uploading own course completion certificate to Open Regulate profile.
