Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Associate degree or higher from an accredited institution, or equivalent as determined by AQB
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.
Degree: Bachelor's degree or higher from an accredited institution
Scope: All types of real property regardless of value or complexity, including commercial, industrial, agricultural, and residential properties.
Complete required qualifying education (75-300 hours depending on tier)
Submit application to the Nebraska Real Property Appraiser Board with required fees
Complete background check
Gain required experience hours under a certified supervisory appraiser
Pass the appropriate national Uniform Licensing & Certification Exam
Receive credential and register on ASC National Registry

Background Check
Background check required as part of the application process. NRPAB requires fingerprints for AMC; for individual appraisers, criminal history check via NE State Patrol and FBI per Authorization to Use Fingerprints form. Annual Random Fingerprint Audit Program Maintenance Fee included in NRPAB fee schedule.

Renewal Cycle
Annual or biennial (renewable for 1 or 2 years per Neb. Rev. Stat. §76-2233.02). Credentials expire December 31 of designated year. Renewal due by November 30. Late processing fee applies after November 30; reapplication required if not renewed by July 1 following December 31 expiration.

28 hours of CE per 2-year continuing education period (cycle commences January 1 of odd or even years depending on initial credentialing date). Must include 7-hour National USPAP CE Course (replacing USPAP Update Course effective 2026). Beginning January 1, 2026, all credential holders must complete the 7-hour Valuation Bias and Fair Housing Laws and Regulations course within two calendar years (8-hour QE course meets this requirement); thereafter, 7-hour or 4-hour course every 2 years from previous completion. Renewal applications due by November 30 of designated year. Late renewal fee applies for each month or portion thereof. Credentials may be renewed for one year or two years; CE compliance shown in the second year of the 2-year CE period. Effective April 12, 2018, all hours may be completed via distance education.
