Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Five options per Maryland Commission FAQ: (1) Bachelor's Degree in any field; (2) Associate's Degree in Business Administration, Accounting, Finance, Economics, or Real Estate; (3) 30 semester hours of college-level courses in specified topic areas; (4) CLEP exams equivalent to 30 semester hours in specified topics; (5) any combination of #3 and #4 covering all required topics.
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.

$250 (Trainee: $150) plus $120 National Registry fee for L/CR/CG (3-year cycle). Reinstatement fee: $75. Trainees do not incur late fees. Address-change fee: $15.
42 hours of appraisal-related continuing education required per 3-year licensing cycle (applies to all credential levels including trainees). Must include: 7-hour National USPAP Update Course at least once during each of its publications; minimum 3 hours of appraisal education related to racial discrimination and implicit bias (effective November 1, 2023). Maximum 8 CE hours in any same calendar day. Partial-cycle CE: if the CE cycle period is 185 days or more, 14 hours required; if less than 185 days, no hours required. Trainees must demonstrate CE under the same requirements as licensed/certified levels (effective first full renewal cycle after July 1, 2013). Effective January 1, 2026, AQB 2026 Criteria requires a 7-hour Valuation Bias and Fair Housing Laws and Regulations course; thereafter, an approved version of at least 4 hours every two years. Aspiring appraisers and those upgrading must complete an 8-hour course (7-hour + 1-hour exam). Effective January 1, 2026, all applicants must complete the 8-hour Valuation Bias and Fair Housing course as part of qualifying education. Reinstatement: $75 fee in addition to renewal fee, plus back-CE for entire lapse period; cannot be reinstated more than 9 years after expiration.
