Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Associate degree or higher from an accredited institution, or equivalent as determined by AQB
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.
Degree: Bachelor's degree or higher from an accredited institution
Scope: All types of real property regardless of value or complexity, including commercial, industrial, agricultural, and residential properties.
Complete required qualifying education (75-300 hours depending on tier)
Submit application to the Utah Division of Real Estate with required fees
Complete background check
Gain required experience hours under a certified supervisory appraiser
Pass the appropriate national Uniform Licensing & Certification Exam
Receive license/certification and register on ASC National Registry

Background check required as part of the application process. UT uses FBI RapBack fingerprint system. Note: licensees holding both UT real estate and UT appraisal licenses must enroll in RapBack separately for each profession (different statutes; cannot use same fingerprint cards).

Trainees gain experience under supervision — no experience required to become a trainee. **Utah exceeds AQB minimum supervisor accompaniment requirements**: Residential Appraiser Trainees must be accompanied by their supervisor on the first 35 interior/exterior inspections (vs AQB minimum of 25). General Appraiser Trainees must be accompanied on the first 20 non-residential inspections. Trainees must work under direct supervision of a Certified Appraiser (Cert Res or Cert Gen).

Must work under a certified supervisory appraiser. Supervisor must directly supervise trainee on each appraisal assignment. Supervisor must review and sign all trainee reports.

Must hold a certified license (Certified Residential or Certified General) in good standing. Must complete AQB-compliant Supervisory Appraiser/Trainee Appraiser course.

1,500 hours of appraisal experience obtained over a minimum of 12 months. **PAREA accepted by UT** per Utah Division of Real Estate for Certified Residential tier (Certified Residential Appraiser PAREA module accepted). UT offers an experience 'Opt Out' of college education requirement ONLY for current Licensed Appraisers with at least 5 years of licensure (no disciplinary action within 5 years) who accumulate an additional 500 experience hours (1,500 total) including at least 1,125 residential hours, with at least 12 months work experience (6 months after becoming Licensed). For Mass Appraisers: must submit proof of having performed at least 110 hours of residential appraisals conforming to USPAP Standards 1 and 2.

Renewal Cycle
2 years (biennial). Renewal window for appraisers: 3 months. Late renewal: $50 late fee within first 30 days past expiration; $50 late fee + $50 reinstatement fee from 31 days to 12 months past expiration. Education must be taken by the 15th of the month of renewal to ensure on-time license renewal.

28 hours of Appraisal Continuing Education per 2-year cycle. Must include 7-hour National USPAP Update Course. Effective January 1, 2026, AQB Valuation Bias and Fair Housing course required (7 hours first completion, 4 hours every 2 years thereafter; included in the 28-hour total). All in-state CE must be Division-certified at the time it is taken. Out-of-state CE not pre-certified by the Division MAY qualify; submit a Non-Certified Continuing Education Credit Request Form at least 30 days before license expiration. Education must be completed by the 15th of the renewal month for on-time renewal. Duplicate courses cannot be taken in the same renewal period. Renewal via UtahID online management system.
