Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May assist in appraisals under direct supervision. Cannot independently sign appraisal reports.
Degree: None required
Scope: Appraisal of non-complex 1-4 unit residential properties with transaction value under $1,000,000 and complex 1-4 residential properties under $400,000.
Degree: Associate degree or higher, or equivalent CLEP/college coursework
Scope: Appraisal of 1-4 unit residential properties without regard to transaction value or complexity.
Degree: Bachelor's degree or higher required per AQB RPAQC
Scope: Appraisal of all types of real property without restriction on value or complexity, including commercial, industrial, agricultural, and residential.
Complete 75 hours of AQB-approved qualifying education
Complete 4-hour Supervisor/Trainee Course
Submit Trainee Appraiser application with fee via online portal or paper
Pass criminal background check
Find a certified appraiser willing to serve as supervisor
Obtain Trainee credential and begin accumulating experience under supervision
Complete additional education for desired license/certification level
Pass the National Uniform Licensing/Certification Examination
Submit upgrade application with experience documentation and fee

15-Hour National USPAP Course required as part of qualifying education. 7-Hour USPAP Update Course required every 2 years for renewal.

75 hours core curriculum (must be completed within 5-year period prior to application submission). Plus 4-hour Supervisor/Trainee Course (not counted toward QE hours in some sources).

No experience required to obtain trainee license. Trainees gain experience under supervision. Per official RI Trainee Application affidavit, Supervisory Appraiser must: (1) accept responsibility for the appraisal report by signing/certifying USPAP compliance; (2) review/sign all Trainee appraisal reports; (3) personally inspect interior/exterior with trainee for minimum 25 appraisal assignments; (4) maintain joint but separate appraisal logs; (5) complete the AQB Supervisor/Trainee Course. Supervisor must be credentialed by RI DBR for at least 3 years as Certified Residential or Certified General with no disciplinary action in the past 3 years. Background check (RI Criminal History Record) required from RI Attorney General's Office; non-residents also must submit home state CHR/CORI.

Effective January 1, 2026, per 230-RICR-30-20-1 §1.6.1(C), AQB Valuation Bias and Fair Housing Laws and Regulations course required as part of CE (7-hour first completion, 4-hour every 2 years thereafter). RI DBR issued Notice 2025-01 specifically addressing the new CE requirement. RI uses both online portal and paper application options. Background check via RI Department of Attorney General's Office (Criminal History Record/CHR) at 4 Howard Avenue, Cranston, RI 02920; non-residents must also submit CHR/CORI from home state law enforcement agency.
