Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Associate degree or higher from an accredited institution, or equivalent as determined by AQB
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.
Degree: Bachelor's degree or higher from an accredited institution
Scope: All types of real property regardless of value or complexity, including commercial, industrial, agricultural, and residential properties.
Complete required qualifying education (75-300 hours depending on tier)
Submit application to the Missouri Real Estate Appraisers Commission with required fees
Complete background check
Gain required experience hours under a certified supervisory appraiser
Pass the national Uniform Licensing & Certification Exam
Receive license and register on ASC National Registry

Background check required as part of the application process. Fingerprints submitted to MO State Highway Patrol's approved vendor for state and FBI background checks per 20 CSR 2245-3.005(4)(D).

15-hour National USPAP Course required for initial licensing. 7-hour USPAP Update Course required every 2 years for renewal.

Trainees gain experience under supervision — no experience required to become a trainee. Trainees must work under a Missouri certified appraiser in good standing for the prior 3 years. Both supervisor and trainee must complete the AQB Supervisor/Trainee Course. Multiple supervisors are permitted; separate appraisal logs must be maintained for each. Within 10 days of terminating a supervisory relationship, both registrant and supervisor must notify the Commission. Out-of-state supervisors permitted if their state has substantially similar requirements, the supervisor's credential is active and in good standing for 3 years, and authorizes equivalent scope of practice.
No exam required at this level
Must work under a certified supervisory appraiser. Supervisor must directly supervise trainee on each appraisal assignment. Supervisor must review and sign all trainee reports.
Max trainees per supervisor: 3
Must hold a certified license (Certified Residential or Certified General) in good standing. Must complete a Supervisory Appraiser/Trainee Appraiser course.

Renewal Cycle
2 years (biennial). Licenses expire June 30 of even-numbered years. Effective 2026, trainees follow the same biennial cycle (June 30, even years), renewable up to 5 cycles maximum.

28 hours of CE every 2 years on biennial cycle. Licenses expire June 30 of even-numbered years. Must include 7-hour National USPAP Update Course. Effective January 1, 2026, AQB Valuation Bias and Fair Housing course required (7 hours first completion, 4 hours every 2 years thereafter). Effective 2026, trainees are also subject to the same biennial renewal cycle and 28-hour CE requirement (previously trainees had no CE requirement). Trainee renewal fee: $25.00. Failure to renew a trainee license within 90 days of expiration voids the license, and the trainee must reapply under the then-current AQB requirements.
