Real estate appraiser licensing follows a tiered path. Each level builds on the previous one with additional education and experience.
Scope: May appraise only those properties that the supervisory appraiser is permitted to appraise. Must work under direct supervision at all times.
Degree: No college degree required
Scope: Non-complex 1-4 unit residential properties with transaction value up to $1,000,000. Complex 1-4 unit residential properties up to $250,000. Non-residential properties with transaction value up to $250,000.
Degree: Associate degree or higher (or its equivalent) from an accredited college or university. Exception: No college education required for State Licensed Appraisers who have been licensed for a minimum of 5 years and have been in good standing for the past 5 years.
Scope: All 1-4 unit residential properties regardless of value or complexity. Non-residential properties with transaction value up to $250,000.
Degree: Bachelor's degree or higher from an accredited college or university
Scope: All types of real property regardless of value or complexity, including commercial, industrial, agricultural, and residential properties.
Complete required qualifying education (75-300 hours depending on tier)
Submit application to the Michigan Board of Real Estate Appraisers (LARA) with required fees
Complete background check
Gain required experience hours under a certified supervisory appraiser
Pass the national Uniform Licensing & Certification Exam
Receive license and register on ASC National Registry

28 hours per 2-year cycle (14 hours per year). Must include 7-hour National USPAP Update Course every renewal period. Michigan-specific: 2-hour course on Michigan appraiser licensing law and rules required every 2 years (since 2011 renewal year). State Licensed and Certified Residential appraisers' CE must focus primarily on residential property; Certified General CE must cover both residential and non-residential. Partial-cycle CE: 185+ days requires 14 hours; less than 185 days requires no hours. No limit on online CE hours. Effective January 1, 2026, AQB Valuation Bias and Fair Housing course required (7 hours first completion, 4 hours every 2 years thereafter). Limited Appraisers (trainees) require 14 hours of CE from date of licensure (per AQB criteria effective July 1, 2013). Per Sec. 2627 of Michigan Occupational Code and Real Estate Appraiser Administrative Rule 326.
